Landscape design for land developments and condominiums: the project that sells before the first house is built
Whoever visits the sales office of a land development is buying a neighbourhood that does not exist yet. There are no houses, no neighbours, no routine. What does exist, and what the visitor can actually feel, is the gatehouse, the access road, the square and the leisure areas: in other words, the landscape. It is the only part of the development ready to be lived in on the day of the visit. That is why we treat the landscape project as a sales asset, not as the finishing touch that closes the construction.
When the landscape enters the project
The short answer: together with the urban design. Street layout, solar orientation, drainage, green areas and the leisure system are decisions that define what the landscape will be able to do later. When the landscape architect sits at the table during the master plan, squares are born where the water naturally runs, streets receive the right trees for the shade pedestrians will look for at three in the afternoon, and leisure takes the best land in the development, not what is left over. That is how it went at ElloVille Essenza, in Sertãozinho: gatehouse, clubhouse, sand court, sports field, playground and underground infrastructure designed as a whole, with the landscape tying everything together in a single language.
The four places that decide the sale
In every development there are four points where the landscape works directly for the sales team. The gatehouse, which is the first impression and the photo that ends up in the sales material. The streets, where the trees define whether the neighbourhood will be walked or only driven through. The squares and community green areas, which turn adjacent lots into a neighbourhood, as at Bella Verona, in Sertãozinho. And leisure, which at Enseada Belvedere, in Cássia, gained beaches on the lakeshore, resting tents and a playground integrated with the water: spaces designed to become the residents' fond memories even before they move in.
Identity: the development you recognise from afar
A good landscape project gives the development a coherent visual signature from the entrance to the last lot: the same planting palette, the same materials, the same paving and lighting design. This coherence is what makes an aerial photo sell. At Outlet Santa Maria, an open-air shopping centre in Cravinhos, the composition was conceived from the outset for the drone view, and the development became a regional landmark from the first image published. For the marketing team, this means faithful renders, photos that stand on their own and a sales argument that does not depend on a promise.
Handover: the garden has to age well
The landscape of a land development will be handed over to a residents' association, and it is the association that will care for it for decades. That is why the project is born with maintenance costs in mind: planting adapted to the regional climate, layered planting that reduces irrigation, zoned watering, a planting schedule compatible with the construction works and a specification with quantities for the execution budget.
